Not only did they sell our ground to trouser the cash, as time goes by, the more I'm convinced they are heavily involved in the redevelopment of that land too

Amazed this subject hasn't been discussed more tbh .selling the land for £35m when the development could be worth £500-700m seems as dodgy as f*** to me

It's been mentioned absolutely everywhere, including on the club's official website. It's a great gesture but bloody hell they've made completely sure that everyone knows what a selfless gesture it is.

On the surface it looked a nice gesture .but we all know what media whotes they are .Imo it was also a bit foolish .yes the guy did a selfless thing .But they know nothing about him ,he could be homeless for all sorts of reasons .If it turns out he has an unsavoury past they'll look pretty stupid .on the other hand he may have fallen on hard times due to no fault of his own .

As I said in another thread before a MOD locked it (probably to prevent young Jack from reading it) this is nothing but crass narcissism from Sullivan. Although that doesn't really affect how he runs the football team I follow so, no big deal, and certainly no surprise.

As I said on the relevant thread it was great gesture by the Sullivan family. I thought it was a genuine act of altruism but it is a shame that the Sullivan's have since made sure even lost Amazonian tribes are aware of it.
Having said that regardless of Sullivan's motives the homeless man will still benefit and I do hope he can turn his life around regardless of what his past may or may not have been.

You are well off on your numbers. Could you give some more detail on that please especially section 106 how many apartments will that be and how on earth does that work when the cheapest flats I've seen are 3 beds at 500 k .they are 840 flats .so no idea how you get your figure .would need half the development to be social housing .?

From my understanding of section 106 there's no set rule for affordable housing .it could just include open public areas .As long as its sympathetic to the surroundings .

From my knowledge the social housing and affordable housing are separate.
It various with each council but allocated social hoisting for Bexley and a couple of other local ones are 10%

There's a detailed article on claret and Hugh .which gives the development profit as £150m which imo is being conservative as they've valued average price of 632 flats as £400k when the cheapest 1 bed is £350k and there are 2/3/4 beds and most likely penthouses .if say average value is easily 500k meaning profit is probably north of £200 million

The social housing is 25% of project with £45m going to developer .the othe 631 flats sold at an average of 500k will bring in £315 so total of £360m minus approx £150m costs . Basically meaning the club have lost out big time on £200m profit .surely they should have factored in % of the profit otherwise they've done terrible business .

And this is why no one should believe Claret and Hugh, BarrattDWH will make about £720 million profit across 330 developments across the UK this year.
