I go halfway to agreeing with you, but surely the catchment area for the casino mirrors the catchment area for the Westfield site on a wider basis and given this Stratford City and new E20 postcode caper, it seems as if they're much more concentrated on the '20 minutes from Shenfield' or '35 minutes from Chelmsford' brigades than the benefits claimants in the poorer parts of the borough itself.

That aside, I saw a news item from Westfield this morning. This retail specialist was looking at different outlets, making it clear that in his view some of the much more established names - such as Next - will make a decent fist of not only the Christmas rush but also the dead months that follow it...but that some of the concesssions inside the centre will be empty by the 2nd week in January.

I went in there 3 times in December. On each occasion, there was nowhere near as many shoppers as I expected and some shops were plain empty.

However, I walked through Leeds town centre - which has got some decent shopping arcades for those who are interested in that sort of thing - on 23rd December at 1800. Despite the shops being open for another 3 hours, the place was a ghost town.

Back on point, I'm bad at economic predictions, but that aside, I'm not so sure how popular the casino will be.

it will go tits up when these mugs realise they cant get a train home after 11-30 due to us having the worst railway network in the entire world :lol:

No doubt true. We used to call it that, when I lived in Essex.

One fight started on the concourse and was still going on when I got off at Shenfield, for my customary walk up Rayleigh Road to Hutton.

Much more civilised in South London. :lol:
